5 Safety Measures to Follow when Showing Properties during a Pandemic

Covid-19 has significantly changed how properties are shown in the State of California. Open houses, scheduled showings, and impromptu drop-ins are no longer the norm. As the State is in Stage 2 of reopening following the State of Emergency declared in March 2020, the real estate market has adapted to adhere to the new set of rules, thanks in part to the tireless efforts of the California Real Estate Association of REALTORS® (CAR).

Fortunately, CAR has been proactive in preparing Covid-19 related documents, forms, and guidelines for showing properties during this time. They have published a quick guide on “Complying with the Industry Guidance Showing Rules” as well as easy-to-read posters for clients.

With regulations rapidly changing, California real estate agents and brokers need to stay informed and up to date with new protocols. It’s important for REALTORS® to review local ordinances and CAR documents, forms, and guidelines on a weekly, if not daily, basis to ensure they are following standard practices and procedures, such as cleaning before and after showings and adhering to the most current Covid-19 related documents.

REALTORS® should remember five key practices when showing properties: wearing a mask, washing hands or using hand sanitizer, maintaining a 6-foot distance, avoiding touching surfaces, and properly disposing of masks, gloves, and shoe coverings worn during showings.

These steps are simple, easy, and crucial to the new normal of showing properties.

While it is the responsibility of REALTORS® to ensure rules are followed for everyone’s safety, they do not have the authority to enforce these rules. If a client refuses to follow safety guidelines, it may be necessary to terminate the relationship and thoroughly clean the property.
